If full title isn’t the right fit, the fractional ownership investment route starts at USD $350,000 and a shareholding option from just $270,000 in line with common Grenada CBI shared-ownership minimums. For me, that lower entry point is a practical way to access the same location, management, and demand drivers.

How the CBI application works, step by step (my practical checklist)
Step 1: Authorised Agent Selection and Initial Enquiry
We start by expressing interest with Hideaway True Blue through our authorised agent (Grenada requires applications to go through an approved agent - of which Tandem is the oldest Grenadian agent). This is where we get the full, transparent fee breakdown up front, covering closing, government, due diligence, application and processing fees, plus passport and Oath of Allegiance fees.
Step 2: Reserve my unit/share (10% deposit)
Next, we sign the reservation agreement and pay a 10% deposit on the unit or share price. As a guide, the overall total investment can range from USD 336,270 (single investor, share option) to USD 522,000+ (single investor, full ownership). A family of four can reach USD 546,330, depending on unit type.
Step 3: Gather my citizenship application documents
This is the most hands-on part of the citizenship application process. I compile:
- Police certificates
- Health documents
- Financial evidence (source of funds, bank letters)
- ID and civil status records
Dependents can include a spouse, children under 30 (even if not in education), unmarried siblings 18+, and parents/grandparents aged 55 or under (fees apply).
Step 4: Bank review, then submission to the CBIU
After a thorough bank review, my file is submitted to the Grenada Citizenship by Investment Unit. Grenada recognises dual citizenship, and the process can be completed remotely, no residency and no island visit required.
Step 5: Due diligence + conditional approval (60-90 day processing time)
Grenada runs three-tier checks via the Financial Intelligence Unit, Joint Regional Communications Centre, and private providers. In my experience, processing time for conditional approval typically sits around 3–4 months.
Step 6: Pay the balance, receive naturalisation and passport
Once approved, we pay the remaining balance, then receive naturalisation and my passport, without any last-minute surprise charges.

Financials, returns and exit strategies, what I tell cautious clients
Real estate investment Grenada: two tracks, one clear goal
When clients want Grenada CBI but hate surprises, we start with the structure. Hideaway True Blue gives you three routes: sole ownership of a completed condo, or multi-titled shared ownership that still provides a local address plus rental participation and a shareholding at the minimum investment level. Either way, the Citizenship Investment Minimum is met through an approved real-estate route, with pricing and fees laid out upfront.
Returns: student demand, professional management
The numbers we focus on are simple: Century 21 manages lettings aimed at St. George’s University students, which supports 95%+ occupancy and about 3% annualised returns. Some studio offers also include an USD 50,000 upfront return, which cautious investors like because it reduces “wait-and-see” risk.
Property holding period and Investment refund options
We also underline that the Property holding period is a five-year minimum, and that’s not unusual; it’s the industry standard for Grenada real-estate CBI. After year five, you typically have three practical exit paths:
- Developer buyback, based on an independent valuation.
- CBI resale to a new applicant (developer fee around 6%).
- Continue holding for income, noting management fees may change over time.
Our rule: ask for sample reservation and sale contracts early. The best deals spell out all costs and the mechanics behind any Investment refund options (buyback or resale) in black and white. Finally, tax-aware clients appreciate Grenada’s approach: no worldwide income, capital gains, wealth, or inheritance taxes under local rules.
Passport perks, E2 route and education benefits (why we get excited)
Visa-free travel countries and Schengen Area access
What really lights me up about Grenada is how far one small passport can take you. With visa-free or visa-on-arrival access to 149 destinations, it opens doors for business, family trips, and last-minute plans without the usual paperwork stress. That list includes the UK, the EU (including Schengen Area access), plus China, Russia, Singapore, Brazil, and Hong Kong. For me, that’s not just convenience, it’s real freedom.
US E-2 visa eligibility: the standout advantage
Grenada has something most Caribbean passports simply don’t: US E-2 visa eligibility. As a Grenadian citizen, we can apply as a treaty investor to live in the United States and run a business there. Processing is often around 2–3 months, and while there’s no fixed minimum, a common benchmark is USD 100,000+ invested into a genuine, operating business.
- E-2 can include my spouse and children under 21
- Children can access public schooling while living in the US
- In many cases, families can benefit from in-state tuition rules (state-dependent)
Education benefits and Tax benefits available
If you’ve got a family, the education angle is huge. The Grenada Partnership Award can offer up to 90% off undergraduate tuition at St. George’s University (conditions apply). Residence requirements changes to watch in 2026
Historically, Grenada has had no residency days required. However, industry updates suggest possible Residence requirements changes between April–June 2026, including biometric submission and a potential 30-day residence obligation within five years. Rules can shift, so I’d stay close to authorised, licensed agents for real-time guidance, especially if the Enhanced Developer Programme framework is tweaked.
